Emergency Water Heater Repair

A water heater failure usually shows up as no hot water or a leak around the base of the tank. A leaking tank can let go without warning, and a gas water heater that won't stay lit can point to a venting or gas-supply problem.

Warning signs

  • Water pooling around the base of the tank
  • No hot water or water that runs cold quickly
  • Popping or rumbling noises (sediment buildup)
  • Rusty or discolored hot water
  • A pilot light that keeps going out

What to do right now

  1. Turn off the cold-water supply valve on top of the heater
  2. Turn off power at the breaker (electric) or set the gas valve to 'pilot' or 'off' (gas)
  3. If you smell gas, leave the house and call your gas utility or 911 from outside
  4. Don't drain a tank yourself if the water is still scalding

What the plumber will do

A plumber will diagnose whether a part (thermostat, element, thermocouple, gas valve, relief valve) can be replaced or whether the tank itself has failed and needs replacement.

What affects the cost

Repairs like a thermocouple or heating element cost far less than replacement. Tank size, gas vs. electric, tankless vs. tank, code upgrades and after-hours rates drive the total. Pricing is set by the independent provider—ask for the trip charge and an estimate before work begins.

Safety first

  • Smell gas? Leave the building now and call your gas utility or 911 from outside. Don't flip switches.
  • Water near outlets or the electrical panel? Stay out of the water and shut off power only if you can do it safely.
  • Know your main water shutoff before you need it—it stops most plumbing emergencies in seconds.
